One shop in Sebastian, four counties covered
We are not a franchise with a call centre. Our crews leave from one yard on Gator Drive, which is why storm response here is measured in hours rather than days.
Indian River County — our home county
Sebastian, Vero Beach, the barrier island, Fellsmere, Wabasso, Winter Beach, Gifford, Roseland and Indian River Shores. County and City of Vero Beach share a single joint Building Division, which makes permitting here simpler than anywhere else we work. Design wind speed 160 mph east of I-95, 150 west.
Brevard County — north, 25 to 35 minutes
Palm Bay, Melbourne, West Melbourne, Malabar, Grant-Valkaria, Micco, Barefoot Bay and the beachside communities. A fragmented permitting picture with several municipal authorities. Design wind speed roughly 150 to 160 mph, rising toward the Atlantic.
St. Lucie County — south, 35 to 45 minutes
Fort Pierce, Port St. Lucie, Hutchinson Island, White City, Lakewood Park and Indian River Estates. City and county run separate building departments, so confirming the parcel matters. Design wind speed 160 mph east of I-95, 150 west.
Martin County — south, about an hour
Stuart, Palm City, Jensen Beach, Hobe Sound, Sewall’s Point, Rio and Port Salerno. The highest design wind speeds we build to at roughly 165 to 175 mph, with Exposure D on the exposed waterfront. City of Stuart and Martin County are separate authorities.
Why we do not go further
We could. We do not, because a roof is a twenty-year relationship and being able to get back to it matters. A contractor two hours away is a contractor who will not come out for a warranty call in year six.
Vero Beach & Sebastian area
Our home county, and where our deepest local coverage is — down to individual neighbourhoods.
Palm Bay, Melbourne & south Brevard
North of us, and close enough that Palm Bay is one of our fastest response markets.
Fort Pierce & Port St. Lucie
Two separate building departments and a lot of housing reaching end of life at the same time.
Stuart, Palm City & Jensen Beach
The highest wind speeds we build to, and the strictest waterfront requirements in our service area.
Service area FAQs
What areas does Leeward Roofing serve?
From our Sebastian shop we cover four counties: Indian River (Vero Beach, Sebastian, the barrier island, Fellsmere, Wabasso, Gifford, Roseland), Brevard (Palm Bay, Melbourne, Malabar, Grant-Valkaria, Micco, Barefoot Bay), St. Lucie (Fort Pierce, Port St. Lucie, Hutchinson Island) and Martin (Stuart, Palm City, Jensen Beach, Hobe Sound, Sewall’s Point).
How fast can you get to me?
Indian River County addresses are typically same or next day. Palm Bay and Melbourne are 25 to 35 minutes, Fort Pierce and Port St. Lucie 35 to 45, Stuart and Palm City about an hour. Active leaks are prioritised regardless of location and we can usually tarp on the first visit.
Do you charge a callout fee for the further markets?
No. Inspections are free across our whole service area, and we do not price a Stuart estimate differently from a Vero Beach one because of the drive.
Why do prices differ between towns?
Design wind speed and wind exposure category, which are code requirements rather than preferences. Martin County runs the highest design wind speeds at roughly 165 to 175 mph; Indian River and St. Lucie are 160 east of I-95 and 150 west; Brevard is 150 to 160. Barrier island and exposed waterfront addresses fall in Exposure D, which demands tighter fastening and corrosion-resistant hardware throughout.
Do you work on the barrier islands?
Yes - Orchid Island, John’s Island, the Vero Beach barrier island and Hutchinson Island. These are Exposure D under FBC R301.2.1.4.3 and we specify corrosion-resistant hardware and appropriate uplift detailing as standard rather than as an upgrade.
Do you pull permits in all these jurisdictions?
Yes, and knowing which authority owns your parcel is the first thing we check. Indian River County and the City of Vero Beach share one joint Building Division. St. Lucie County and the City of Port St. Lucie are separate, as are the City of Fort Pierce and the county. Martin County and the City of Stuart are separate. Brevard has several municipal authorities.
Are you licensed for work in all four counties?
Yes. We hold Florida state certified roofing licence CCC1337211, which is valid statewide, plus general liability and workers compensation. You can verify any Florida contractor at myfloridalicense.com.
Why do you not go further south or north?
Because a roof is a twenty-year relationship. A contractor two hours away is a contractor who will not come out for a warranty call in year six. We would rather cover four counties properly than eight badly.
Do you handle commercial work across the whole area?
Yes - TPO, modified bitumen and low-slope work for property owners, managers and HOAs in all four counties, phased so tenants keep trading. See TPO & commercial roofing.
What if my town is not listed?
Call us on 772-589-2400. The listed pages are the markets we cover most often, not a hard boundary. If you are within reasonable reach of Sebastian we will almost certainly come and look.

Same crews, same trucks — these are the communities immediately around Vero Beach that we cover from the Sebastian shop.
