Palm City Roofing FAQs

Do you serve Palm City?

Yes — Palm City, Stuart, Jensen Beach, and the surrounding Martin County communities.

Which roofing material should I choose?

Tile and metal are popular for looks and longevity, while shingle is the value choice — we'll help you decide based on your home and budget.

How fast can you get to an active roof leak?

We prioritize active leaks and can often inspect quickly and tarp the same visit to stop water from spreading.

Are you licensed and insured?

Yes — Leeward Roofing is a licensed Florida roofing contractor (CCC1337211) and fully insured.

Roofing Across the Treasure Coast

Beyond Palm City, Leeward Roofing serves Stuart, Jensen Beach, Hobe Sound, Port St. Lucie, Fort Pierce, Vero Beach, and the surrounding Martin, St. Lucie, and Indian River County communities.

24/7 Storm Response

Martin County storm damage? Don't let the second rain in.

Stuart, Palm City, Jensen Beach and Hobe Sound all take direct coastal wind, and Martin County plan review is not instant — so getting the damage documented early matters as much as the tarp itself.

After a storm — do this
  1. Look for lifted shingles, displaced tile and bent flashing from ground level.
  2. Photograph debris and any detached material where it landed.
  3. Call for tarping before the next band arrives, not after.
  4. Ask any contractor for their licence number and check it at myfloridalicense.com.

Permits & code

Permitting and code in Palm City

Who issues the permit

Work in Palm City is permitted through the Martin County Building Division. Palm City is unincorporated Martin County, permitted through the county rather than the City of Stuart. We pull it, schedule the inspections, and meet the inspector — none of that lands on you.

What the code actually requires

Martin County enforces the Florida Building Code and its ASCE 7-22 wind provisions. Martin is not an HVHZ county; only Miami-Dade and Broward are. What does bite here is timing — county plan review commonly runs about 10–21 days, so we submit early rather than promising you a start date we cannot hold. Re-roof applications need the Florida Product Approval or Miami-Dade NOA for the exact system being installed — that is the piece most often missing when a permit stalls.

What we see on Palm City roofs

Large-lot homes and equestrian properties, plenty of tile, and complex roof geometry on the bigger builds.

Wind mitigation, while we are up there

Roof-to-wall connections, deck attachment and secondary water barrier are the three line items an insurer scores you on. All three are visible during a tear-off and invisible afterwards, so we capture them then. How wind mitigation credits work →

Local reality

Palm City roofs work harder than their address suggests

Inland enough to escape the worst of the salt, close enough to the river that drainage, canopy and wind still decide everything.

Martin County issues the permit

Palm City is unincorporated, so the Martin County Building Department handles it rather than the City of Stuart. Separate authority, separate packet, separate queue. We identify it and file before it becomes your problem.

High wind speeds without the coastal premium

Martin County runs ultimate design wind speeds in the 165–175 mph range — higher than Indian River or St. Lucie. But Palm City sits back from open water, so most of it is Exposure B or C rather than the Exposure D that applies on Sewall’s Point or Hutchinson Island. Practically, you get the demanding fastening schedules without the full corrosion-resistance premium. That combination usually prices below comparable Stuart waterfront work, legitimately.

Where Palm City does get exposure

Along the South Fork of the St. Lucie River and the canal-front lots, humidity and stagnant air matter more than salt. Organic growth, shaded slopes that never dry and debris-packed valleys are the recurring findings rather than corroded hardware.

A tile-heavy, HOA-heavy market

Martin Downs, Harbour Ridge, Evergreen and the golf communities are substantially concrete tile under architectural review. Two consequences: the underlayment clock (20 to 25 years) governs when you replace, and the committee governs what you are allowed to put back. Both are manageable, and both need building into the timeline.

Canopy is a genuine roofing variable here

Palm City has real tree cover by Florida standards. Overhanging limbs abrade the covering in wind and become projectiles in a storm; leaf litter packs valleys and holds moisture against the underlayment. Trimming back from the roof plane is the cheapest roof maintenance that exists, and almost nobody does it until after the storm.

The 2007 line matters a lot here

Much of Palm City’s build-out straddles it. If your roof system was built to the 2007 Florida Building Code or later, crossing the 25% repair threshold only requires the damaged portion to meet current code. If it predates 2007, the whole section comes up. We check the date before we write anything. See the 25% rule.

On the ground

What we find on Palm City roofs

Different failure profile from the waterfront markets ten minutes east.

Tile underlayment at end of life

Martin Downs, Evergreen and the 1990s golf-community stock are squarely here. A lift-and-relay reuses your existing tile and replaces the failed membrane beneath it — cheaper than full tile replacement and it avoids discontinued-profile sourcing entirely.

Organic growth on shaded slopes

North-facing and canopy-shaded slopes that never fully dry. On tile this holds moisture against the underlayment and genuinely shortens its life; on shingle it is mostly cosmetic.

Debris-packed valleys

Leaf litter dams the valley, water backs up under the covering, and the decking beneath rots quietly for years. The most preventable failure we see in this market.

Pipe boots at 10–12 years

UV finishes rubber boots long before the surrounding roof is done. Cheapest ceiling you will ever save.

Wind damage that looks like nothing

Broken seal strips and creased tabs after a named storm. Invisible from the driveway, leaks eight months later, often after your filing window has closed. See hurricane roof damage.

Lanai and addition low-slope

Nearly every Palm City home has some. Different system, different failure modes, and a frequent source of leaks blamed on the main roof. See flat & low-slope roofing.

Palm City roofing FAQs

Who issues my roofing permit in Palm City?

Martin County. Palm City is unincorporated, so it does not go through the City of Stuart Building Department. It is a separate authority with its own submittal requirements and inspection queue. We confirm jurisdiction, pull the permit and meet the inspector at dry-in and final.

Why is Palm City cheaper than Stuart waterfront?

Exposure category. Martin County wind speeds are high everywhere - roughly 165 to 175 mph ultimate design - but Palm City sits back from open water, so most of it is Exposure B or C rather than the Exposure D that applies on Sewall’s Point and Hutchinson Island. You still get the demanding fastening schedules, but without the full corrosion-resistant hardware premium and difficult waterfront access.

How much does a roof cost in Palm City?

Most reroofs land between $14,000 and $34,000. Architectural shingle runs roughly $5.75 to $9.50 per square foot installed, concrete tile $11.50 to $23.00, and a tile lift-and-relay $7.50 to $13.50. Roof complexity and HOA material requirements move the number more than square footage alone.

My tile looks perfect but the roof leaks. What is going on?

The underlayment has failed. Tile is a rain screen, not the waterproofing layer - the membrane underneath does that job and fails at roughly 20 to 25 years while the tile itself may have decades left. A lift-and-relay replaces the membrane and puts your original tile back on.

Will my HOA control what roof I can install?

In Martin Downs, Harbour Ridge, Evergreen and the golf communities, generally yes - colour, profile and sometimes material. Committees often meet monthly, so approval can take longer than the roof itself. We prepare and submit the packet and wait for written approval before ordering.

There is dark streaking and moss on my roof. Does it matter?

On shingle it is mostly cosmetic. On tile it matters more, because organic growth holds moisture against the underlayment and shortens its life. Palm City has real tree canopy, so we see it constantly on shaded slopes. Worth addressing, not by itself a reason to replace.

Should I trim the trees over my roof?

Yes, and it is the cheapest roof maintenance there is. Overhanging limbs abrade the covering in wind, become projectiles in a storm, and drop litter that dams valleys and rots decking underneath. Do it well before a storm is named, because tree crews book solid the moment one is.

My house was built in 2005. Does the 25% rule affect me?

It might. The exception applies to systems built to the 2007 Florida Building Code or later, so a 2005 roof never since replaced predates it - crossing 25% can trigger a full code upgrade for that section. If it was reroofed after 2007, only the damaged portion must comply. We measure and tell you which applies before writing anything.

How fast can you get to Palm City?

Roughly an hour from our Sebastian shop, and it is a regular route. Active leaks are prioritised and we can usually inspect within 24 hours and tarp on the same visit.

Do you handle storm insurance claims here?

We document the roof to carrier standards, provide a code-compliant scope for Martin County and meet your adjuster on site. We do not negotiate claims or take assignments of benefits. See our Florida roof insurance claim guide.
