Common Commercial Roof Problems We Fix
Ponding water — standing water that finds failed seams
Seam & flashing failures — the most common source of commercial leaks
Punctures & tears — from foot traffic, equipment, or debris
Blistering & splitting — from heat, age, and UV
Failing penetrations — around HVAC units, vents, and drains
Active leaks — tarped and stopped fast, then permanently repaired
Roof Maintenance Plans
The cheapest commercial roof repair is the one you prevent. Regular inspections and minor repairs catch ponding, seam separation, and worn flashing before they become expensive failures — and keep your warranty intact. Ask about a maintenance plan scoped to your building. Need a full system? See TPO & commercial roofing and flat & low-slope roofing.

Commercial Roof Repair FAQs
Can you work without shutting my business down?
Usually yes — we schedule around your hours and stage the work to keep you running with minimal downtime.
How fast can you respond to a commercial leak?
We prioritize active commercial leaks and can often inspect quickly and tarp the same visit to protect your building and inventory.
Do you offer commercial roof maintenance?
Yes — scheduled inspections and minor repairs that extend roof life and protect your warranty.
Should I repair or replace a commercial roof?
If the damage is localized and the system has life left, repair. If it's widespread or the roof is failing, a re-cover or replacement may be smarter — we'll assess honestly.
Wind got under it? Do not wait for the next band.
Lifted shingles and displaced tile rarely reseal themselves. The cheapest version of this job is the one that happens before the next system comes through.
- Check ceilings and attic decking for staining before you look at the roof itself.
- Take dated photos of interior damage as well as exterior.
- Get a tarp on it — ongoing intrusion can be excluded from a claim.
- Do not sign an assignment of benefits under pressure at your front door.

Commercial Roofing by City
Low-slope and commercial roofing for property owners, managers and HOAs.
On a commercial roof, response time is the whole product
A leak over a tenant’s inventory is a different problem from a leak over a spare bedroom, and it needs a different kind of contractor.
We tarp first and diagnose second
When water is coming into an occupied building, stopping it is the only priority. Diagnosis, scoping and pricing happen afterwards. Managed buildings and association properties go to the front of our queue.
Leaks on low-slope roofs are rarely where the ceiling tile is
Water enters at a seam, termination or penetration, then travels between the membrane and the insulation — sometimes a long way across the deck — before finding a fastener hole or a deck seam to drop through. Tracing it means working back from the interior evidence to the actual entry, not patching above the stain. On a large roof that is genuinely investigative work.
Four places it will be
Seams, terminations, penetrations, drainage. Failures in the middle of a membrane field are rare. Seams that were welded too cool or over a dirty surface. Termination bar and counterflashing that has pulled away. Pipe, conduit and HVAC curb flashings. And ponding water sitting on a marginal detail until it finds a way through.
Mechanical damage is a recurring cause
HVAC service crews, satellite and telecom installers, roof-mounted equipment being serviced. Dropped tools and dragged equipment puncture membrane. If you have had contractors on the roof recently, tell us — it narrows the search considerably.
Documentation for your asset file
Photographs of the defect, what was done, and what we recommend monitoring. On a managed building the repair record matters as much as the repair, both for the warranty and for the next person who owns the problem.
Emergency does not have to mean permanent
A properly detailed temporary repair that holds through the wet season while a capital project is budgeted and approved is a legitimate outcome. We will tell you when that is the sensible path rather than pushing a replacement into this quarter’s budget.
Repair, recover or replace?
Three options with very different price tags. The honest answer usually comes from core samples, not from looking.
Repair — roughly $500 to $3,500
Localised seam, termination, penetration or drain work on a roof that is otherwise sound and dry. The right answer far more often than the industry admits.
Coating — roughly $2.50 to $6.50 per sq ft
Silicone or acrylic over a sound, dry membrane can add real years cost-effectively. Over trapped moisture it seals water in and accelerates the failure. We core-sample first.
Recover — roughly $5.00 to $9.00 per sq ft
A new membrane over the existing system. Florida allows a single recover where the existing roof is dry and structurally sound. If there has already been one, or the insulation is wet, it has to come off.
Full tear-off — roughly $7.00 to $15.00 per sq ft
New insulation to code R-value, new membrane, all new flashing and terminations. Necessary when the insulation is saturated or the assembly has failed.
Core samples decide it
We cut small test cores to check for trapped moisture in the insulation. It is the only way to know whether a coating or recover is legitimate, and a bid that skips it is cheaper for exactly that reason.
Maintenance agreements
Scheduled seam and termination checks, drain clearing and minor repairs caught early. On low-slope this is the highest-return spend available, because these failures are cheap at the start and very expensive at the end.
Commercial roof repair FAQs
How fast can you respond to a commercial roof leak?
Managed buildings and association properties are prioritised. We tarp or temporarily seal first to stop active water, then diagnose properly. Call 772-589-2400.
Why is the leak nowhere near the damaged ceiling tile?
On a low-slope roof water enters at a seam, termination or penetration and then travels between the membrane and the insulation - sometimes a long way across the deck - before dropping through at a fastener hole or deck seam. Patching above the stain rarely finds it.
What does a commercial roof repair cost?
Most localised repairs run $500 to $3,500 depending on the cause and access. Seam repairs at the lower end, flashing rebuilds and drain retrofits at the upper. Anything requiring wet insulation removal costs more because the substrate has to come out.
Can I just have the roof coated?
Sometimes, and it is genuinely cost-effective when the membrane is sound and the insulation is dry. We cut core samples first to check for trapped moisture. Coating a wet roof seals the water in and accelerates the failure, so if the cores come back wet we will tell you no.
What is a recover and am I allowed one?
A new membrane installed over the existing system rather than tearing off. Florida permits a single recover where the existing roof is dry and structurally sound. If there has already been a recover, or the insulation is saturated, it must be removed.
Why is water standing on my roof?
Inadequate original drainage, blocked drains or scuppers, or settled insulation and deck creating low spots. Water persisting more than 48 hours after rain finds every marginal detail and voids many manufacturer warranties. Tapered insulation corrects it.
Will repairs void my manufacturer warranty?
They can, if done by a non-certified installer or with incompatible materials. Tell us who holds the warranty and we will work within its terms or tell you plainly if the repair you want would breach it.
Can you work without disrupting my tenants?
Yes. Repairs are usually contained and quiet. For larger work we phase by section, dry in everything we open the same day, and can work outside trading hours where the scope allows. See TPO & commercial roofing.
Do you work with property managers and HOA boards?
Regularly. Itemised scopes suitable for board approval, written schedules you can circulate to tenants or owners, and a documented close-out package for the asset file.
Should I repair or replace?
Core samples usually answer it. Dry insulation with localised damage means repair. Saturated insulation across significant area means the assembly has failed and a tear-off is the honest answer. We will show you the cores.
