Space Coast storm damage? Move before the next band.
South Brevard takes the same Atlantic systems the Treasure Coast does, and Micco, Barefoot Bay and Grant-Valkaria are a short run from our Sebastian shop. We tarp first to stop the water, then document the damage the way an adjuster needs to see it.
- Look for lifted shingles, displaced tile and bent flashing from ground level.
- Photograph debris and any detached material where it landed.
- Call for tarping before the next band arrives, not after.
- Ask any contractor for their licence number and check it at myfloridalicense.com.

Permitting and code in Melbourne
Who issues the permit
Work in Melbourne is permitted through the City of Melbourne Building Department. Melbourne permits its own work; West Melbourne and Melbourne Beach are separate jurisdictions again. We pull it, schedule the inspections, and meet the inspector — none of that lands on you.
What the code actually requires
Brevard works to the same Florida Building Code and ASCE 7-22 wind provisions as the counties south of it. A point of confusion worth clearing up: South Brevard is not a High-Velocity Hurricane Zone. HVHZ is Miami-Dade and Broward only, and quoting HVHZ products here just adds cost without adding compliance. Re-roof applications need the Florida Product Approval or Miami-Dade NOA for the exact system being installed — that is the piece most often missing when a permit stalls.
What we see on Melbourne roofs
Eau Gallie, Suntree and the barrier-island neighbourhoods each have their own typical roof systems and exposure.
Wind mitigation, while we are up there
Roof-to-wall connections, deck attachment and secondary water barrier are the three line items an insurer scores you on. All three are visible during a tear-off and invisible afterwards, so we capture them then. How wind mitigation credits work →
Melbourne is Brevard County, and that changes the paperwork
Different county, different building department, and a different wind zone from the Treasure Coast markets ten minutes south.
Brevard County, not Indian River
Melbourne sits in Brevard, so a City of Melbourne address goes to the City of Melbourne Building Department, while West Melbourne, Melbourne Beach, Indialantic, Satellite Beach and unincorporated areas each have their own authority or fall to Brevard County. It is a more fragmented permitting picture than Indian River County, where the county and City of Vero Beach share a single division. We confirm which department owns your parcel before quoting.
Wind speeds step down slightly from the Treasure Coast
Brevard generally runs lower ultimate design wind speeds than Martin County to the south — typically in the 150–160 mph range depending on distance from the Atlantic. Still comfortably at or above the 150 mph threshold where metal cap nails become mandatory for underlayment attachment, so staples remain non-compliant.
The barrier island is a different market entirely
Melbourne Beach, Indialantic and Satellite Beach sit directly on the Atlantic with open water upwind — Exposure D under FBC R301.2.1.4.3. Mainland Melbourne west of the Indian River Lagoon is generally Exposure B or C. The same roof on the same day prices differently across the causeway, and it should.
A wide span of housing eras
Historic downtown and Eau Gallie carry mid-century stock with cut-up roofs and multiple additions. The Suntree and Viera corridors are 1990s onward, larger and tile-heavy with HOAs. Melbourne is not one roofing market and a quote written for one part of it does not transfer.
Space Coast humidity and canopy
Away from the beach, the recurring findings are organic growth on shaded slopes, debris-packed valleys under heavy oak, and attic ventilation that was never balanced properly. A poorly ventilated Brevard attic cooks shingles from underneath and you never see it from outside.
Storm exposure is real here
Brevard takes named storms directly and the 2004 season is still visible in the housing stock. Broken seal strips and creased tabs after a blow are the norm and neither is visible from the ground. See hurricane roof damage.
Melbourne areas and what we find on their roofs
Failure profile tracks build era and distance from the ocean.
Melbourne Beach, Indialantic & Satellite Beach
Exposure D, full Atlantic salt. Fasteners, drip edge, valley metal and vent hoods corrode long before the covering wears out. Standing seam metal is usually the strongest recommendation here. See metal roofing in Melbourne.
Suntree & Viera
1990s onward, tile-heavy, HOA architectural review. A large cohort now at the end of its original tile underlayment — lift-and-relay territory rather than full tile replacement.
Historic downtown & Eau Gallie
Mid-century homes, complex roof geometry, additions and low-slope transitions. The leaks are at the junctions, and patching at the ceiling stain rarely finds them.
West Melbourne
Steady 1990s–2000s shingle subdivisions, simpler roof shapes, and the most price-sensitive part of the market. Also where a cheap layover does the most long-term damage.
Palm Shores & the riverfront
Lagoon exposure without full ocean salt, heavy canopy, and drainage that matters. Valleys and shaded slopes are the recurring findings.
Commercial & the US-1 corridor
Low-slope membrane, rooftop equipment and phasing so tenants keep trading. See flat & low-slope roofing.
Melbourne roofing FAQs
Who issues my roofing permit in Melbourne?
It depends on the exact address. City of Melbourne addresses go to the City of Melbourne Building Department; West Melbourne, Melbourne Beach, Indialantic, Satellite Beach and unincorporated areas have their own authorities or fall to Brevard County. It is more fragmented than Indian River County. We confirm jurisdiction before quoting and pull the permit ourselves.
What is the design wind speed in Melbourne?
Brevard County generally runs 150 to 160 mph ultimate design wind speed depending on distance from the Atlantic - somewhat lower than Martin County to the south. Both figures are at or above the 150 mph threshold where metal cap nails are mandatory for underlayment attachment, so staples are not compliant.
Why does a beachside quote cost more than mainland Melbourne?
Exposure category. Melbourne Beach, Indialantic and Satellite Beach have open Atlantic upwind, putting them in Exposure D, while mainland Melbourne west of the lagoon is generally Exposure B or C. Exposure D produces higher design pressures and demands corrosion-resistant hardware throughout. Same roof, same day, legitimately different price across the causeway.
How much does a roof replacement cost in Melbourne?
Most reroofs land between $13,000 and $33,000. Architectural shingle runs roughly $5.50 to $9.25 per square foot installed, concrete tile $11.00 to $22.00, a tile lift-and-relay $7.50 to $13.00, and standing seam metal $12.00 to $20.50. Beachside addresses sit at the upper end.
My Suntree tile roof leaks but the tile looks fine. Why?
The underlayment beneath it has failed. Tile is a rain screen, not the waterproofing layer - the membrane underneath does that work and fails at roughly 20 to 25 years while the tile may have decades left. A lift-and-relay replaces the membrane and relays your original tile, which also sidesteps discontinued-profile sourcing.
Will my HOA have a say?
In Suntree, Viera and most of the newer communities, generally yes - colour, profile and sometimes material. Committees frequently meet monthly, so approval can take longer than the roof. We prepare and submit the architectural packet and wait for written approval before ordering.
What is the best roof for a beachside Melbourne home?
Standing seam metal, in most cases. It has no exposed fasteners for salt to corrode - which is the actual failure mode on the barrier island - and it carries Exposure D uplift pressures well. Expect 40 to 70 years against 20 to 25 for shingle.
My attic is extremely hot. Is that a roofing problem?
Often yes. Intake and exhaust ventilation have to be balanced, not merely present - ridge vent with blocked or absent soffit intake does very little. A Brevard attic that cannot breathe runs well over 140 degrees and bakes the shingles from underneath, shortening their life from the side nobody inspects.
How fast can you get to Melbourne from Sebastian?
Roughly 30 minutes up US-1 or I-95, and it is one of our regular routes. Active leaks are prioritised and we can usually inspect within 24 hours and tarp on the same visit.
Do you handle storm insurance claims in Brevard?
We document the roof to carrier standards, provide a code-compliant scope and meet your adjuster on site. Florida gives you one year from the date of loss to file. See our Florida roof insurance claim guide.
