Every way to pay for a roof including the ones we don’t profit from
Insurance, financing, home equity and PACE compared honestly — plus the fine print that turns a reasonable payment into an expensive one.
Paying for a roof that failed at the wrong time
Roofs rarely break on schedule. Here are the real routes, including the ones we do not profit from.
Insurance, if a covered event caused it
Before anything else, establish whether this is a claim. Property insurance covers sudden accidental damage — a named storm, hail, impact — not age or wear. If a covered event is involved, that is the cheapest money available. Florida gives you one year from the date of loss. See our insurance claim guide.
Contractor-arranged financing
We can walk you through the payment options available when we present your estimate. Typical structures run from short no-interest promotional periods to longer fixed-rate terms. Read the terms on the promotional ones carefully: several defer interest rather than waive it, meaning if the balance is not cleared inside the window, interest is charged retroactively from day one.
Home equity loan or HELOC
Frequently the lowest rate available to a homeowner with equity, because the debt is secured against the house. That is also the risk — it is your house securing it. A HELOC gives flexibility on draw; a fixed-rate home equity loan gives predictability. Worth a conversation with your own bank or credit union, who will often beat any rate arranged through a contractor.
PACE financing — understand this one before you sign
Property Assessed Clean Energy programmes fund wind-hardening and efficiency improvements and repay through an assessment on your property tax bill. It is legitimate and widely used in Florida. It is also a lien on the property that can complicate a sale or refinance, and the all-in cost is frequently higher than a conventional loan. If someone presents PACE as the obvious answer without mentioning the lien, that tells you something.
A personal loan or credit union loan
Unsecured, so no lien on the house and usually a faster close. Rates are higher than secured borrowing. For a repair rather than a full replacement, this is often the simplest route.
Phasing the work
Rarely discussed and occasionally the right answer. If one elevation or section is genuinely failing and the rest has life, a properly scoped partial replacement can buy time — provided it stays under the 25% threshold or the roof qualifies for the 2007 code exception. We will tell you honestly whether that applies to your roof rather than defaulting to the bigger job. See the 25% rule.
Read the financing terms as carefully as the roofing quote
Four things that turn a reasonable payment into an expensive one.
Deferred vs waived interest
A “no interest for 18 months” offer that defers interest charges all of it retroactively if any balance remains at the end. One that waives it does not. These read almost identically in marketing and differ enormously in cost.
Dealer fees baked into the price
Contractor-arranged financing frequently carries a fee the contractor pays the lender — and that cost usually appears inside your project price. Ask what the cash price is versus the financed price. A straight answer is a good sign.
Prepayment penalties
Check whether paying it off early costs you. Most reputable products have none; some do.
What it does to a future sale
A PACE assessment travels with the property and sits ahead of the mortgage in priority, which some buyers’ lenders will not accept. If you may sell inside a few years, factor that in before signing.
Roof financing FAQs
Do you offer financing for a new roof?
We walk you through the payment options available when we present your estimate, and we do not require money up front to schedule an inspection. We will also tell you honestly when a home equity loan or your own credit union is likely to beat anything arranged through a contractor.
Should I use insurance or financing?
Establish first whether you have a claim. Insurance covers sudden accidental damage such as a named storm, hail or impact - not age or wear. If a covered event caused the damage that is by far the cheapest route, and Florida gives you one year from the date of loss to file. If it is age, insurance is not an option and financing is the conversation.
What is PACE financing and is it a good idea?
Property Assessed Clean Energy funds wind-hardening improvements and repays through an assessment on your property tax bill. It is legitimate and common in Florida. It also places a lien on the property that sits ahead of your mortgage in priority, which can complicate a sale or refinance, and the all-in cost is frequently higher than conventional borrowing. It suits some situations and is oversold in others.
Is zero-interest financing really zero interest?
Sometimes. The distinction that matters is deferred versus waived interest. A deferred-interest product charges all the accrued interest retroactively from day one if any balance remains when the promotional period ends. A waived-interest product does not. They are marketed almost identically.
Will a new roof increase my home value?
It rarely returns its full cost as added value, but in Florida it does something arguably more useful - it makes the home insurable and financeable. Carriers increasingly non-renew shingle roofs past 15 years, and buyers’ lenders require insurance. An uninsurable roof can stop a sale outright.
Can I just repair it instead?
Often, and we will say so when it is true. If damage is localised, the roof is under roughly 12 to 15 years, the decking is sound and the affected area is comfortably under 25 per cent, a repair is the right answer. See roof repair.
Do you require a deposit?
A reasonable deposit is standard practice and we follow it, with a progress payment around dry-in and the balance at completion. Be very cautious of any contractor asking for payment in full before material is delivered.
How much does a roof cost here?
Most Treasure Coast reroofs land between $12,000 and $42,000 depending on material, size, pitch, complexity and your wind exposure category. See our roof cost guide or run numbers with the cost estimator.
Will a new roof lower my insurance enough to matter?
It frequently helps significantly, but only once a wind mitigation inspection documents it on form OIR-B1-1802. A reroof improves four of the seven rated features and windstorm credits are capped by statute at 88% of the windstorm portion of your premium - which on an older coastal home can be a large annual number.
What if I cannot afford it right now?
Tell us. A free inspection costs nothing and tells you whether you genuinely have to act now or can safely wait. Plenty of our inspections conclude the roof has years left. If it is urgent, targeted repairs to stop water while you arrange funds is a legitimate plan and we will help you sequence it.
